Red House Property Management makes applying for a rental straightforward. Here is everything you need to know about our application requirements, screening process, and what to expect after approval.

How to Apply

Follow these five steps to submit your rental application for any Red House property in San Diego.

Find a rental property you’re interested in through our search or by contacting our office directly.
Submit a completed rental application online. We review applications in the order received.
The application fee is $30 per adult. This covers credit, background, and rental history screening.
All adults 18 and older who will occupy the property must submit a separate application.
Application Requirements

What We Need for Your San Diego Rental Application

Required Documents

Pay stubs from the most recent 2 to 3 months
Self-employed applicants: first 2 pages of tax returns plus 4 to 6 months of bank statements
Verification of other income sources (child support, Social Security, retirement, etc.)
Copy of valid government-issued ID, driver’s license, or passport
Completed online application with electronic signature and $30 payment

Qualification Criteria

Good credit history and FICO score
Combined household income approximately 2.5 to 3 times the monthly rent.
No eviction history
Proper notice given to current or previous landlord
No outstanding funds owed to previous landlords
Three years of verifiable residency history
Minimum renter’s or tenant liability insurance required
Screening

Approval Process

Applications are evaluated based on overall qualification, not on a first-come, first-served basis. Our screening includes a thorough review of credit history, background checks, eviction records, income verification, and rental references from previous landlords. We look at the full picture to find responsible tenants who will take care of the property and meet their lease obligations. You will be notified of the decision as soon as the review is complete.

Security Deposit

The security deposit is due within 2 business days of approval. Certified funds only (cashier’s check or money order). Personal checks are not accepted for deposits.

Electronic Lease

Your lease agreement will be emailed for electronic signature within 24 to 48 hours after we receive your deposit. Review all terms carefully before signing.

72-Hour Signing Window

The lease must be signed and returned within 72 hours of receipt. If the lease is not signed within this window, the approval offer may be rescinded.
