Applicants

Thank you for your interest in leasing a Red House property. We encourage applicants to apply for the rental home they are interested in by completing an online rental application. The application fee is $30 per application and is non-refundable.

HOW TO APPLY

Visit our rental list page to find the property you are interested in.


  • Click the “submit an application” link next to the property
  • You will need to pay $30 per application submitted (Application fees are NON-REFUNDABLE)
  • Any potential tenant over the age of 18 must submit an application
  • Applicant(s) must view the property in person before an application will be processed

WHAT WE NEED FROM APPLICANTS

  • Proof of Income - Pay stubs for each applicant covering the most recent 2-3 months
  • If you are self-employed, please provide the first 2 pages of your tax returns and 4-6 months bank statements.  Both personal & business are preferred. Additional information may be required
  • Verification of all other forms of income. (child support, social security, etc..) 
  • Proof of Identity - A copy of your ID, driver's license, passport
  • Online application completed and signed (electronically) w/payment of $30 per adult applicant

 


By completing a rental application you authorize Red House Property Management to process your personal credit history, criminal background, eviction history, verify your employment, and past tenancies.  You understand that submission of an application does not guarantee tenancy in the desired property.

APPROVAL PROCESS

Applications are approved based on qualification and not on a “first come, first served” basis. All applications are screened by Red House Property Management and the most qualified applicant(s) will be selected based on the owner’s criteria, with final approval rendered by the homeowner. Qualifying for one of our properties is collectively based on the following: 


  • Good credit history (based on credit report details and FICO score)
  • Total Combined Income must be approximately 2.5-3 times the monthly rent
  • No evictions (verified through the Unlawful Detainer Registry)
  • Proper notice to vacate at current and previous residence
  • No funds owed to prior rental
  • Three years of verifiable residency required
  • Once applied you have 48 hours to turn in all necessary supporting documents
  • Provide the minimum required Tenant Liability or Renter Insurance

Once approved, you will receive an application approval notice via email.  In order to secure the unit and remove it from the rental market, we require the security deposit to be paid within two (2) business days from the approval. If you decide to cancel for any reason, you may forfeit all or a portion of your deposit in lieu of market time lost. At the time of receiving the security deposit, we will coordinate the signing of the lease and the date of transfer of possession with you.


If denied, you will be notified in writing.  You will be provided information about obtaining copies of your credit report, as indicated by law.  Red House Property Management and our homeowners strictly adhere to policies of the Fair Housing Act and no application is approved or denied on the basis of Race, Color, Religion, Sex, Disability, Marital or Family Status, National Origin, Ancestry, Sexual Orientation, Age, Source of Income, Arbitrary Discrimination or any other protected class under the State and Federal Fair Housing laws.

MOVE-IN FUNDS POLICY

Security Deposit must be paid in certified funds.  Certified Funds are money orders or cashier’s checks.  Please make payable to Red House Property Management. You may begin using personal checks or online payments after initial move-in funds are received, in accordance with the terms of the lease.


An electronic lease will be emailed to you within 24-48 hours of receiving the deposit. All residents must sign within 72 hours of being sent, or the lease will be rescinded.
